Tenants and Landlords

Mandatory Charges Associated with Your Tenancy.

(Where these charges are not payable or there are any changes to the charges you will be advised accordingly.)

Reservation Fee - £200 Inc. VAT per property

This charge is payable per property and confirms your intent to proceed with the proposed tenancy. This payment will be deducted from you deposit should you be successful with an offer of tenancy for the property. Payment of this charge does not guarantee an offer of tenancy and this fee is nonrefundable if you are unsuccessful with your application.

 

Referencing Charge - £150 Inc. VAT per person

This charge is payable by each tenant over the age of 18 and where necessary any guarantors who will be party to the agreement. This charge covers referencing for the tenancy which will include a credit check, employment reference, right to rent in the UK and landlord reference from your previous property. Our referencing is carried out by an independent referencing company. This charge is nonrefundable if you are unsuccessful for the property and the references have already been undertaken.

 

Referencing Charge - Equivalent to 6 weeks rent

A deposit equivalent to 6 weeks rent will be held to protect your landlord should you fail to meet the obligations under your tenancy. (Please note some of our landlords only require a 4 week tenancy, you will be notified of this prior to the offer of a tenancy.)
Your deposit will be protected with the Deposit Protection Service (DPS). No deductions can be made from your deposit at the end of your tenancy without your agreement and should you wish to dispute a claim you can do so using the DPS Dispute Resolution Service.
